🏡 New State Law Requires Human Trafficking Awareness Training for Short-Term Rental Hosts

If you own—or are considering buying—a short-term rental (STR) property in North Carolina, there’s an important new law you should know about.
As of July 1, 2025, the State of North Carolina now requires all short-term rental property managers (including self-managing hosts) and any contractors or employees they work with—such as cleaners or check-in assistants—to complete human trafficking awareness training.
This law was passed in response to increasing concerns about the role lodging and vacation rentals can unintentionally play in human trafficking. The goal is to ensure that those operating STRs have the knowledge and tools to recognize the signs of trafficking and report them appropriately.
🔑 Who Is Affected?
The law applies to:
- Property owners or hosts who manage STRs (even part-time or occasionally)
- Contracted service providers, such as:
- Housekeepers
- Check-in/out personnel
- Anyone providing food or beverage services
Even if you're renting out a portion of your home, if you're paying someone to help clean or manage it, you’re responsible for making sure they complete the training.
✅ What Is Required?
- Human trafficking awareness training for you and any service providers
- Training must be state-approved and is free to access
- Must be completed every 2 years
- New hires must complete the training within 60 days
- Hosts must:
- Keep a log of completed training
- Post required signage and posters in the STR
- Create a written procedure for reporting suspected trafficking
Failure to comply could result in fines ranging from $500 to $2,000, and falsifying records carries more serious consequences.
🕓 Deadlines to Know
- New hosts and properties: Training and requirements must be complete before listing your STR.
- Existing STR hosts and contractors: You have until June 30, 2027 to complete training—but it's wise to begin sooner, especially if you bring on new help.
